AED Management is a professional property management service with over eight years of residential and commercial management experience in the Washington, DC metro area. We strive to create a new standard in the property management industry by using innovative systems, cost effective maintenance approaches and applied local knowledge specific to the DC metropolitan region. We adapt an investor-owner perspective in our decision making, limiting expenditures and increasing profits across the board. Whether you own one rental home or several investment properties, our staff is prepared to meet the demands of property management 24 hours a day, seven days a week. Our goal is to allow landlords to leave the day-to-day management responsibilities to us and have more time for the things they want. We know what works, what rents and how to get more out of your income property at a competitive rate.

What we do


Leasing is one of the most important aspects of managing an income property. Locating the perfect tenant and maintaining that relationship is one of the most valuable services we can offer our clients. Our leasing agents manage the lease signing process with approving tenants using our professional prepared leases and ensuring all proper contracts are executed. Rents and deposits are collected in accordance with legal and financial regulations then recorded on your online owner account. Finally, a thorough walkthrough is conducted and conditions are documented at the time of move-in.


Maintenance is a necessary expense to owning a rental property and the return on your investment can be significantly impacted without cost-effective, preventative care. We require all tenants to abide by the rules/regulations particular to the property and conduct quarterly inspections to ensure your investment is being treated with the utmost respect. When handled by us you'll save time and money and ensure repairs are completed in a professional and timely manner by a trustworthy maintenance team. We have an extensive network of contractors, vendors and in-house staff to handle property maintenance around the clock. 

Project Management

Looking to do a small home renovation? We’re here to help connect with you with some of our most trusted contractors. At no cost to you, we will provide cost estimates and conduct a complimentary site walk with our contractors to discuss scope of work. In the event that there is a home renovation scheduled, we will assist in coordinating with contractors and tenants to make sure your project gets completed efficiently with little to no hassle to each party. 

Marketing and Advertising

For each day your property is vacant, that’s money out of your pocket. Professional management costs are easily offset by shorter vacancy times. We spend valuable time and resources on advertising your property on the most viewed home rental platforms and professional multiple listing services. A professional REALTOR “For Rent” yard sign can be included and adds exposure to capture drive-by prospective tenants if you choose. Our leasing agents respond promptly to inquiries 24-7 and show your home in the best possible light.

Online Management Platforms

Buildium is the property management software of choice for AED management. This software offers an assortment of customized reporting options, portal access for owners and tenants and electronic payment acceptance and delivery. We also use this platform to list our vacant real estate properties, complete applications and conduct thorough background & credit checks.

Financial Reporting

Our goal is to maximize income and minimize expenses. Keeping track of your income and expenses, we use an all-inclusive centralized accounting system with reporting backed with itemized statements and tax documentation. We provide monthly reports that can be accessed online or sent directly to your email address or accounting office at the drop of a hat. 



Anita DiPietro, a native of Washington, DC started her real estate career by training as a real estate appraiser in Northern Virginia.  She entered the Washington, DC real estate market in 2011 by working with a local commercial investor as an asset manager. Over the years she began taking licensing courses in property management and real estate sales where she became licensed in both Fall 2013. Concurrently, she worked as a project manager and acquisitions associate for a local developer, while building an asset management clientele base that lead to starting a small business in 2017.
